What are the setback requirements for the zoning districts?
SETBACK REQUIREMENTS
R-1 Single family residential
Front 25
Side 15 width sum of both side yards, 7 minimum on one side*

Where as no part of any structure, including eaves and overhangs,
may be closer than 6 to a property line
R-1A Single family, two-family and duplexes

Side 10 width sum of both sides yards, 4 least width on one side*

may be closer than 3 to a property line
If an addition or alteration is made to a structure that is already not in
compliance, the addition or alteration may also not comply, however, the
addition or alteration may NOT make the structure more out of compliance.
R-2 Single, two and multi-family dwellings, professional and semiprofessional
buildings, boarding and lodging houses
Single and two-family
Front- 25

R-3 High Density- any permitted R-1, R-1A, or R-2 use and multi-family
including townhouses and condos. Individual buidlings shall not contain more
than 5 units and land use density shall not exceed 20 dwelling units per acre of
land under ownership, exclusive of road right-of-way.

All yards abutting a public thoroughfare shall be considered front yards
and shall comply with the requirements for a front yard. Side yards may be
waived by the council, for coordinated plans of adjacent properties under
separate ownership, providing, however, that such waiver shall predicated on
an approved Site Plan (see Article 4).
C-2 Central Business District
No setback requirements unless adjacent to an R district in case minimum
side yard shall be 10 and rear yard shall be 25
I-1 Light industrial
Front 45*

All yards abutting a public thoroughfare shall be considered front yards
and shall comply with the requirements for a front yard.
** I-1 district adjacent to any R district- the minimum setback shall be 50
from the I-1 district boundary line, except in such cases where the district
line is construed to follow the center line of a public thoroughfare, wherein
such cases shall be determined by the provisions for the required minimum
front yard depths.
I-2 Moderate industrial
All principal buildings and all accessory buildings or structures, including
loading and unloading facilities shall be located at least 200 from any R
district and not less than 100 from any other district except an I-1.
How can I tell where the zoning districts are located?
Please see the zoning map. There is also a large map in the lobby at city hall.
I need a building permit. What do I do?
Pick up an application at city hall. You need to fill out all the information,
draw a picture of the new building or the addition on the grid and stake out the
building or addition on your property. All permits need to be inspected by the
Public Works Supervisor before they are submitted to the council. To insure the
permit is on the agenda, please turn it into city hall by the Monday before the
meeting. |
